The one thing that commercial tile projects have in common is that they have been improperly cleaned and maintained over their life time.

commercial lobby tileA lot of companies and restaurants don’t give their maintenance department enough time to clean the bathrooms, lobbies, and restaurants. They run a mop over the ceramic tile, grout, and quarry tile sloshing soapy water around, not even getting close to cleaning the grout. They use that same mop to clean the toilet areas in the bathrooms and then take water out to the dining room or main lobby where food is prepared, and service is produced. The mops are black and nasty as well as the bucket that the water is in!! They use these nasty buckets and mop heads day after day, it’s just gross,  just like the tile and grout in the men’s room, around the urinals and toilets. They reek of urine, they’re black and discolored, and a good amount of the grout is deteriorating from the acid in the urine.

They then put high gloss sealers and floor waxes over all the dirty grout and the ceramic tile floors, which now gives you nice shiny dirt. The glossy sealer isn’t even made for ceramic, that doesn’t even make sense! But we see it time and time again.  Restaurant kitchens use the same black, greasy grout and most restaurant kitchens have Quarry tile.  Quarry tile holds up great, but the grout is not only filthy, it deteriorates around the drains and dish washing areas and there’s almost always cracked or chipped quarry tile on the floor and on the baseboard coves. Lobbies are the same. Filthy, not cleaned correctly for years, black grout, and the dirty floor finish shine that the dirt is embedded in. That’s why it is difficult for them to fully clean. There are the tile that go along the wall. Why are they so dirty?

How did dirt get along the baseboards so badly if nobody walks there? The dirty mop hitting up against the wall tile and grout makes it dirty. That’s right, the person cleaning it, is the person who is actually making it dirty! That goes for all types of floors on various restaurants and businesses, bathrooms, lobbys, kitchens and the people cleaning them are actually just making it worse. I’ve seen this Hospitals, Colleges, Casinos, Hotels, Health club showers, bars, museums, spas everywhere. I don’t even need to see the flooring. I already know its discolored. All the areas we have been talking about are maintained  a little different from each other because they all have a different type of dirt. We use a variety of cleaners, each one attacking the dirt that it’s designed to remove.

Fix the problem before its too late!

We first strip off any existing sealers, floor shine, wax, or hardeners, getting it off tiles and out of the grout. In the bathrooms, we would then acid wash all the ceramic tile and grout. All cleaning and stripping is done by hand to give you the highest quality workmanship that machines just don’t offer.

 

The ceramic tile is now spotless and and anything that’s still discolored we consider to be a stain. So what we do, especially around the urinals that smell like urine and are stained badly, is cut out the grout. Because all of the tile and grout in these nasty areas are so clean, it;s obvious where we need to cut out the grout, and if ruined, tiles as well.

Most of the time, it’s just the grout that we remove, and then re-grout to match the existing clean grout color. Not to mention it gets rid of the urine smell. We then seal grout with penetrating sealer, which will make cleaning easier, and urine, oils, and grease, will not stain the grout.

At this point the bathroom looks brand new!

In  the lobby we strip off all existing sealer or wax that has ever been applied to the tile and grout. We then acid wash the tile & grout. It’s a combination of our detailed cleaning techniques and the superior cleaning products that we use, that gives us the best results, and separating us from the competition, do it yourselfers, and any other tile refinishing wanna bee’s. Once stripped and cleaned we now replace any broken, cracked, or chipped tiles and grout repair. Once the newly installed tiles and grout dry, you seal it, and depending on the tiles in the lobby will determine which sealer is used.

The High Gloss Sealer, after applying multiple layers, gives the floor an even shine while sealing the floor from water and oil damage, making it easier to clean. The sealer wont be enough protection, so we need to apply over the sealer, 3 – 4 coats of a liquid floor polish which will ensure that the sealer will hold up for years to come,not giving in to neglect. You can use a penetrating sealer which will penetrate the tile and grout and seal it from the inside out giving it a water seal.

Kitchen floors are unique, because floors have so much oil and grease build up in the grout and around the feet of the appliances. We use a heavy duty degreaser and a brass tipped brush to scrub all of the oil and grease off the tile and out of the grout, all on our hands and knees scrubbing vigorously. We rinse well and then switch to the acid bathe, scrubbing on our hands and knees to be a little more detailed with the acid and attacking the grout. NOTE: without first stripping the floor the acid is usually worthless if its badly embedded dirt.

We rinse thoroughly and let the floor dry out. We now cut out broken or chipped tiles as well as deteriorating or missing grout. We then install new tiles and re-grout the tiles in all of the areas where we removed old discolored, cracked, deteriorated grout. At this point we let them dry for 24 hours and clean off light grout dust and smears. Seal the floor with 2 coats of penetrating natural look sealer. Which will make it easier to clean this commercial kitchen in the future. And this is true for commercial bathroom and lobbies alike. The tile and grout cleaning in these commercial areas need more than a mop ran across them to clean. People should not put shiny glossy sealers on these floors if the do not know how to apply it correctly. In a Five-Hundred square foot area, the floors should be cleaned with proper cleaners and chemicals, but equally as important is that you use 40 buckets of rinse water, and switch mop heads, don’t use the one you use to clean the toilet areas, to clean the food prep kitchen areas.
