Professional Tile Cleaning & Sealer Stripping Services
Our refinishing process begins by removing old sealer, wax, and surface buildup from tile and grout so the floor can be truly cleaned and restored. This is especially important for porous surfaces like Saltillo tile and Mexican pavers, where dirt, moisture, and failed coatings can become trapped over time.
We clean and strip a wide range of surfaces, including Saltillo tile, Mexican tile, slate, flagstone, terrazzo, stamped concrete, brick, ceramic tile, marble, limestone, and other natural stone materials.

What We Clean and Strip
Wax Removal
We remove old wax and floor polish buildup from Saltillo tile, slate, flagstone, terrazzo, stamped concrete, and other surfaces where the wrong coating or too much buildup is creating a dull, dirty, or uneven appearance.
Sealer Stripping
We strip failing sealers and coatings from tile and grout so the surface can be cleaned properly and prepared for the next stage of restoration. This is critical when old finish is chipping, peeling, turning cloudy, or trapping dirt beneath the surface.
Deep Cleaning
Once old coatings are removed, we deep clean the raw tile and grout by hand to reach corners, grout lines, stairs, bathrooms, and tight areas where large machines cannot deliver the same level of detail.
Why Proper Sealer Removal Matters
Many floors cannot be fully restored until all of the old sealer has been removed. When failed sealer is left behind, dirt remains trapped, new finish may not bond correctly, and the floor can continue to look dull, cloudy, sticky, or uneven.
California Tile Restoration separates itself from the competition by doing this work by hand rather than relying on buffers and large machines that often miss grout lines, edges, corners, under کابिनets, around toilets, stairs, and other hard-to-reach areas.
Our process is designed to remove old coatings thoroughly so the tile and grout can be cleaned correctly and refinished for long-lasting results.

Buffers do not remove all of the existing sealer or finish from the mexican tile & grout
Stripping traditionally started with individuals using buffers and ammonia based non-chemical strippers. This way of stripping floors is great for linoleum and great for removing wax or floor polish. If you tried the above methods on tile and grout you would only be able to get off some of the existing finish. There have been many companies or individuals that I have had to rescue on a job where they couldn’t get all of the old finish and or stain off the tile and grout.

You Must Fully Remove All Of The Old Sealer To Really Deep Clean Mexican Tile Floors
We separate ourselves from the competition, because we can get all the old finish all the way off the tile and grout by using the proper stripper which penetrates the Tecate, Saltillo, Lincoln, Barcelona, Mesquite pavers as well as slate and flagstone and turns the old finish back into a liquid so that it can be scrubbed off and then wiped up. We call the stripper we use, “Secret Sauce” an old family recipe, , its the only true way to get sealer wax and stain completely off the tile and grout.
Mexican Paver Stripping & Refinishing
Saltillo Mexican Tile Pavers are usually sealed with topical sealer or surface coating upon installation. This protective coating wears out without periodic maintenance. When the coating deteriorates and begins to crack and chip, it loses its ability to repel stains, oils, dirt, and other contaminates.
Soon thereafter the pavers become a candidate for refinishing.
Clean Mexican Tile Floors Without Machines
Stripping is done using a solvent suitable for the removal of the specific type of sealer on the pavers. It is here that Mexican Paver Restoration and Refinishing’s expertise and experience comes into play, each job is different, but the same, all work is done on hands and knees, no machines are used on pavers due to the clay tile’s softness, machines lack of detail, getting the sealer out of the grout, behind toilets, underneath cabinets, corners and hard to reach places.
Solvent Based Strippers are the Best stripper for saltillo tile
The solvent based stripper (which is how you remove sealer) is a much better tile stripper. water based strippers will only get off some of the sealer not all of it. This will give you problems when you reseal it. If not immediately, it will happen down the road since it does not have a true bond where those areas where sealer was not completely removed. I only use water based strippers to remove wax or floor polish which is different from sealer stripping, (see wax stripping for details).
Once the pavers have been stripped and detailed, they are ready to be resealed applying multiple coats to achieve a desired seal and consistent shine throughout the pavers and grout. Now we apply the floor polish to the entire floor and grout and at this point we call it bullet proofing the floor (remember floor polish is useless unless the pavers were sealed properly, because it sits on top of the sealer and will sink in if the pavers are not sealed correctly, remember the floor polish protects the sealer and the sealer protects the paver and the grout).

Frequently Asked Questions
Why does my tile still look dirty after cleaning?
In many cases, the dirt is trapped in old sealer or finish rather than sitting on the surface. Until that failed coating is removed, the floor may continue to look dull or dirty no matter how much you clean it.
Do you remove old sealer before refinishing tile?
Yes. Proper sealer removal is one of the most important parts of the restoration process because it allows the tile and grout to be cleaned correctly and helps new finish bond properly.
Can machines fully strip Saltillo tile and grout?
Large machines often miss grout lines, corners, edges, stairs, bathrooms, and tight areas. Hand detailing allows for a much more thorough and precise result.
What types of tile do you clean and strip?
We work with Saltillo tile, Mexican pavers, slate, flagstone, terrazzo, brick, ceramic tile, marble, limestone, and other natural stone surfaces.
